Steven Han Commercial Real Estate ("Steven Han CRE") respects the intellectual property rights of others and expects users of our Site to do the same. In accordance with the Digital Millennium Copyright Act of 1998 (DMCA), 17 U.S.C. § 512, we will respond promptly to claims of copyright infringement that are reported to our designated copyright agent identified below.

1. What Content Is Protected

All content on stevenhancre.com — including but not limited to text, graphics, images, logos, page layouts, and written materials — is the property of Steven Han Commercial Real Estate or its content licensors and is protected by applicable copyright law. Unauthorized reproduction, distribution, or use of any content from this Site is prohibited.

2. Reporting Copyright Infringement — DMCA Takedown Notice

If you believe that content on stevenhancre.com infringes upon your copyright, please submit a written DMCA Takedown Notice to our designated agent that includes all of the following (as required by 17 U.S.C. § 512(c)(3)):

  1. A physical or electronic signature of the copyright owner or a person authorized to act on their behalf
  2. Identification of the copyrighted work claimed to have been infringed, or if multiple works are covered by a single notice, a representative list of such works
  3. Identification of the material that is claimed to be infringing or to be the subject of infringing activity, and information reasonably sufficient to permit us to locate the material on the Site (e.g., the URL)

Important: Under 17 U.S.C. § 512(f), any person who knowingly materially misrepresents that material or activity is infringing may be subject to liability for damages, including costs and attorneys' fees.

4. Counter-Notice Procedure

If you believe that material you posted on stevenhancre.com was removed or disabled as a result of a mistake or misidentification, you may submit a written counter-notice to our designated agent. Your counter-notice must include:

  1. Your physical or electronic signature
  2. Identification of the material that was removed or disabled and the location at which the material appeared before removal
  3. A statement under penalty of perjury that you have a good faith belief that the material was removed or disabled as a result of mistake or misidentification
  4. Your name, address, and telephone number, and a statement that you consent to the jurisdiction of the federal district court for the judicial district in which your address is located (or the Middle District of Florida if your address is outside the United States), and that you will accept service of process from the person who submitted the original DMCA notice

Upon receipt of a valid counter-notice, we will forward it to the original claimant. If we do not receive notice that the claimant has filed a court action within 10–14 business days, we may restore the removed material at our discretion.

5. Repeat Infringer Policy

Steven Han CRE maintains a policy of terminating, in appropriate circumstances, the accounts or access of users who are deemed to be repeat infringers of copyrighted works.
